Introduction Welcome to Nellis Air Force Base, the "Home of the Fighter Pilot" and the pinnacle of advanced tactical training for the U.S. Air Force. Nellis is home to the U.S. Air Force Warfare Center, which oversees legendary large-scale exercises like Red Flag, and is the proud home of the U.S. Air Force Thunderbirds demonstration squadron. Location & Climate Nellis AFB is located in North Las Vegas, anchoring the northeast corner of the sprawling Las Vegas valley. The famous Las Vegas Strip is only about 8 miles away. The base is situated in the Mojave Desert, and the climate is the most important environmental factor.
- Summers: Extremely hot and dry. From June to September, temperatures routinely exceed 105∘F and can climb past 115∘F. The "monsoon" season in late summer can bring thunderstorms and flash floods.
- Winters: Mild, sunny, and pleasant. Daytime temperatures are often in the 50s and 60s, with cool, crisp nights.

On-Post Housing
- Provider: On-post housing is privatized and managed by Nellis Family Housing (Hunt Military Communities).
- Reputation & Condition: The housing inventory is large, primarily consisting of single-story, desert-style stucco homes. There is a mix of newly renovated neighborhoods and older, legacy housing. With a high operational tempo at the base, the convenience of on-post living is a popular choice.
- Waitlist Times: Waitlists can be long, especially during peak PCS seasons. It is recommended to get on the list as soon as you have orders.
Amenities & Services
- Commissary & Exchange: Nellis features a very large, modern Commissary and Base Exchange (BX) complex.
- Healthcare: The Mike O'Callaghan Military Medical Center is a major on-base hospital that provides comprehensive medical care to the Nellis and Creech AFB communities.
- MWR (Morale, Welfare, and Recreation): MWR is excellent, with multiple fitness centers, a large aquatic center for the summer heat, and the Sunrise Vista Golf Course. The Outdoor Recreation program is exceptional, offering guided trips and gear rentals for exploring the region's world-class national parks.
- Thunderbirds: You will frequently see the Thunderbirds practicing their incredible aerial maneuvers in the skies over the base.

Market Overview The Las Vegas housing market is fast-paced and has become significantly more expensive. BAH is high to compensate. The valley is geographically vast, so commute times can be long. A typical 3-bedroom rental will range from $1,900 to $2,800+.

- North Las Vegas:
- Character: The city immediately adjacent to the base. Offers the most convenience, shortest commutes, and a wide range of affordable housing, both new and established.
- Commute: 5-20 minutes.
- Price Point: Moderate.
- Aliante / Centennial Hills (Northwest Las Vegas):
- Character: A large area of newer, master-planned communities known for great parks, family-friendly amenities, and extensive shopping and dining. A very popular choice.

IV. Schools & Childcare
On-Post Schools Nellis AFB does not have DoDEA schools. Children living on post attend schools in the Clark County School District (CCSD). CCSD, one of the nation's largest districts, operates several elementary schools and a middle school on or right next to the installation.
Off-Post Schools
- Primary District: The entire Las Vegas valley is served by the Clark County School District (CCSD). The quality of schools can vary dramatically from one neighborhood to the next. The schools in Henderson and Summerlin are generally considered the best in the district and are a primary reason families choose to live there despite the commute.
